Because Central Avenue Homes generally design and build new projects, it’s not the only work we do. We also do renovations and refurbishments of houses, apartments and some commercial buildings. We do large and small renovations help to supplement the work we are able to provide to our regular trade base.

By taking on smaller, or larger renovation or refurbishment work we are able provide our quality trade base more continuous work. We have an established trade base that we have used for many years and this offers them more regular work and income.

Because this work is not our primary or core business, we are able to keep our margins low. Keeping our margins low, helps to ensure we are able to win the business> This in turn benefits both our trade base, our own business and most of all our clients.

Bathroom and kitchen renovations

We are happy to quote on anything from a simple bathroom strip and refurbish to a full apartment strip out, remodel and refurbishment. We have recently also completed a ‘between tenant’ rental refurbishment at the end of a tenancy.

Some of the works completed in this renovation (refurbishment) were:-

  • Walls patched ready for repainting
  • Cornice cracking repaired
  • The carpet removed
  • Fittings and fixtures taken off the wall for painting
  • Repainted throughout with a fresh, light colour paint
  • Fitted new carpets
  • Re-fitted all the fittings.
  • Cleaning throughout the home

Building inspection

It was also an opportunity to carry out a full audit, or building inspection on the home. This resulted in replacing a few items that needed repair. A faulty toilet cistern had to be replaced and we fitted a soft close seat. Repair some other minor items ready for the new tenants. These items were carried out just over 2 weeks. Because it took minimal time to complete the works,  the owners had minimal non-rental period against their investment.

There are so many people currently offering their services as ‘builders’ in this market at present.

Ask yourself the following questions before you contract out your work.

  • Is the contractor actually a registered building contractor
  • Do they have a registered building practitioner running the business?
  • Do these contractors have all the right insurance coverage in place to protect your investment?
