I’m Scott Lewis from small block solutions, and today I have something truly special to show you.

Welcome to 103 Smyth Road Nedlands, and the reason we wanted to show you around today, is that this home really showcases the skills and expertise that Adrian Bere of Smallblocks Solutions has to offer.

So come inside and I’ll tell you all about it.

Now before I start to show you around, I want to give you a bit of background info about this particular project.

To begin with, the block of land is just 235m², it has a required 9m front setback, it has a 1m setback at the rear, and a 3m easement running the entire length of the property.

All that takes a total building envelope down to just 90m², which is tough enough, but you also have the restricted Nedlands town planning scheme to contend with.

But that’s where Adrian Bere from Smallblocks Solutions comes into his element.

Adrian works tirelessly to come up with a design that worked with the limitations of the block and still achieve a stylish and spacious residence. And the result is absolutely stunning.

Double door entry is on the ground floor, leading up past this feature staircase, through to a powder room, and a fully equipped laundry.

There’s a study nook with its own private alfresco, as well as secure parking for 2 cars with space left over for storage.

Now let me take you upstairs.

The second floor is all about living with an expansive open plan living and dining space filled with natural light that leads out to a huge balcony

Perfect for outdoor entertaining.

There’s also a private powder room for the convenience of guests.
