At Central Avenue we offer a slightly different perspective on the whole building process: -
- Full design service
- We offer a free design and consultation process to our clients, as our designer is ‘in house’ the design usually fits the clients needs and most importantly their budget. NOTE this process is direct with our designer not a sales consultant!
- Full investor service from assistance with block selection through to final handover - more info on our investor page
- Obviously this cannot be an ongoing service and some conditions apply to the extent of work we will complete before requesting some commitment to continue - till that stage the service is obligation free!
- Planning investigation service
- All local authorities have their own unique planning conditions and in many cases the developers also place special conditions all in addition to the Residential Planning Codes (R Codes) - at Accent we ensure all reasonable investigation is undertaken to be sure the home we design fits within the relevant requirements which may include liaising with the local planning officers to develop the design with their input.
- Choice of completion levels
- At Accent we offer several different stages of completion to our clients to suit their personal circumstances and budgets: -
- Build to lock up - effectively build the structure or shell for you to complete after handover, refer to the build to lock up page and download the flyer for more information.
- Build to ‘typical’ builders completion stage - this is the same level of completion you will find that most builders offer in their advertised homes, the home is effectively livable with bathrooms complete, cabinets in the drive in place to the boundary but the internal walls are not painted, main floor coverings and window treatments are not included and there is no allowance for any external works such as landscaping or fencing etc.
- Build to ‘turnkey’ stage - this level of completion usually suits the investor who simply wants the home completed ready to place into the hands of their property manager, at the same time it may also suit the buyer that just wants to be able to walk into a completely finished home and not have to worry about sorting any of the finishing items at all, someone with a very busy lifestyle for example. This level would possibly include things like full landscaping, air conditioning, floor coverings and window treatments, letter box, clothes line etc.- final specifications and inclusions can be discussed for all levels.

- High site supervision levels
- Unlike many builders at Accent we ensure the site supervisor is not overloaded with too many homes at any one time. There needs to be sufficient homes to provide continuity for the trades but not so many that the supervisor cannot spend adequate time at each home to carry out the ongoing critical checks.
- In addition we directly supervise the installation of formwork and placing of concrete to both ground and upper floors as well as the supply and installation of the roof sheeting and rainwater plumbing related items rather than simply letting out these parts of the works to a major contractor - that way we purchase the materials and oversee the labour
- Quality specifications
- At Accent we have elected to eliminate some of the long term issues that require maintenance by ensuring quality product selection: -
- Colorbond roof cover, gutters, fascias and downpipes - provides many years of trouble free service over your entire roof and rainwater goods.
- Zincalume engineered steel roof structures - all our homes are constructed with fully engineered steel trussed roof structures. Apart from the obvious termite and fire resistance advantages the roof structures also come with additional warranties from the engineer and material suppliers, click here to view the information flyer.
- Double clay brick construction - all our homes are constructed using natural clay bricks.
- In addition to typical float and white set internal wall finish Accent offers to its clients the option of Drylined plasterboard walls which essentially is plasterboard sheeting glued directly over the clay brickwork - whilst this is generally a slightly higher priced option there are many advantages so you may wish to review our info sheet so you can make an informed decision.
- All concrete suspended slab and stair construction - all of our double story homes are constructed utilising 3 course concrete slabs - this means that balconies have a full one course set down and the majority of plumbing can be hidden in the slab itself rather than having to drop ceilings. In addition they provide significantly higher thermal and acoustic properties over the typical 2 course slab that are generally offered.
- All double story homes are also fitted with plasterboard ceilings that are fixed to the underside of the slab to dove tail battens and continue throughout the home which means that the finish is consistent throughout and there are no control joints
- General specifications throughout the home also include things like vitreous china basins, stainless appliances, 5 star rates hot water system, quality brass tap ware to mention just a few.
